Air leakage in a building is driven by three forces; wind (exerting positive and negative pressures on a building), the stack effect (rising warm air reduces the air pressure lower in the building, drawing air in from outdoors), and mechanical ventilation (bathrooms fans, whole house fans, heat/energy recovery ventilation systems). Mechanical ventilation can provide constant ventilation over a range of inside and outside conditions.
